A department store in Coconut Creek that sold for $53.5 million tops the list of the most expensive commercial real estate sales in Florida in the past week.
The area saw a total of 138 commercial property sales over the past week, averaging $2.31 million. The average price per square foot was $496.
The prices in the list below include commercial real estate sales where the title was recorded during the week of Sept. 14 even if the property sold earlier.
1. $53.5 million, department store at 6950 North State Road 7
A 92,726-square-foot general merchandise department store at 6950 North State Road 7 in Coconut Creek has been sold.
The total purchase price was $53.5 million, $577 per square foot. The home was built in 2008. Kohls Department Stores Inc sold the general merchandise department store to Baptist Health South Florida Inc. The transaction was completed on Sept. 2.
2. $27.5 million, mixed-use building at 206 Phipps Plaza
The mixed-use retail and apartment property at 206 Phipps Plaza in Palm Beach has new owners.
The price was $27.5 million. The house was built in 1926 and has a living area of 9,294 square feet. The price per square foot ended up at $2,959. The house features four bedrooms and six bathrooms. 206 Phipps Plaza Trust and Hoffman took over the mixed-use retail and apartment property from 206 Phipps Plaza LLC. The deal was closed on Aug. 18.
3. $17 million, office building at 6277 Sea Harbor Drive
A sale has been finalized for the office property at 6277 Sea Harbor Drive in Orlando.
The price was $17 million. The house was built in 1984 and the living area totals 825,579 square feet. The price per square foot ended up at $21. Worldmark By Wyndham transferred ownership of the office property to Sea Harbor Property LLC. The deal was finalized on Aug. 31.
4. $13.89 million, car wash at 9350 Theater Drive
A 4,489-square-foot car wash business at 9350 Theater Drive in Gibsonton has been sold.
The total purchase price was $13.89 million, $3,094 per square foot. The home was built in 2022. WWS Gibsonton LLC and LCW Woodies Portfolio i TIC LLC took over the car wash business. The deal was finalized on Aug. 27.
5. $11 million, day care center at 1700 West Kennedy Boulevard
The sale of the commercial day care or preschool at 1700 West Kennedy Boulevard in Tampa has been finalized.
The price was $11 million. The home was built in 2013 and has a living area of 25,831 square feet. The price per square foot ended up at $426. EF TPA S Tampa LLC bought the commercial day care or preschool. The deal was closed on Aug. 27.
6. $9.5 million, restaurant at 9406 South Orange Blossom Trail
A sale has been finalized for the restaurant at 9406 South Orange Blossom Trail in Orlando.
The price was $9.5 million. The house was built in 2016 and the living area totals 1,850 square feet. The price per square foot ended up at $5,135. East Coast Waffles Inc transferred ownership of the restaurant to OBT Plaza LLC. The transaction was completed on Aug. 28.
7. $9.5 million, restaurant at 9430 South Orange Blossom Trail
The sale of the restaurant at 9430 South Orange Blossom Trail in Orlando has been finalized.
The price was $9.5 million. The house was built in 2020 and has a living area of 2,427 square feet. The price per square foot ended up at $3,914. Union 201 LLC sold the restaurant to OBT Plaza LLC. The transaction was completed on Aug. 28.
8. $9.5 million, shopping mall at 9404 South Orange Blossom Trail
A 80,982-square-foot regional shopping mall with anchor tenants at 9404 South Orange Blossom Trail in Orlando has been sold.
The total purchase price was $9.5 million, $117 per square foot. The house was built in 1987. OBT Plaza LLC acquired the regional shopping mall with anchor tenants from Group Orange LLC. The deal was closed on Aug. 28.
9. $8.35 million, office building at 4351 Cortez Road W
A 25,489-square-foot office property at 4351 Cortez Road W in Bradenton has been sold.
The total purchase price was $8.35 million, $328 per square foot. The home was built in 1999. Zinnia Center VI LLC transferred ownership of the office property to Cortez Road Bradenton LLC. The deal was finalized on Aug. 26.
10. $6.6 million, shopping mall at 40230 Highway 27
The regional shopping mall with anchor tenants at 40230 Highway 27 in Davenport has new owners.
The price was $6.6 million. The house was built in 2013 and has a living area of 21,199 square feet. The price per square foot ended up at $311. Dong Woo Kwak bought the regional shopping mall with anchor tenants from Ridgecrest LLC. The deal was closed on Sept. 3.
