An office building in Miami that sold for $39 million tops the list of the most expensive commercial real estate sales in Florida over the past week.

During the past week, a total of 170 commercial property sales were registered in the area, with an average price of $3.29 million. The average price per square foot was $438.

The prices in the list below include commercial real estate sales where the title was recorded during the week of Oct. 26 even if the property sold earlier.

1. $39 million, office building at 2855 South Le Jeune Road

The office property at 2855 South Le Jeune Road in Miami has new owners.

The price was $39 million. The house was built in 2007 and has a living area of 124,168 square feet. The price per square foot ended up at $314. Baptist Health South Florida Inc bought the office property from City National Bank Of Florida. The deal was finalized on Oct. 7.

2. $38.15 million, office building at 555 South Federal Highway

A 249,794-square-foot office property at 555 South Federal Highway in Boca Raton has been sold.

The total purchase price was $38.15 million, $153 per square foot. The home was built in 1968. 595 Financial Plaza LLC transferred ownership of the office property to 595 Federal Investments LLC. The transaction was completed on Oct. 5.

3. $37.69 million, apartment building at 6712 Heritage Grande, Unit 101

A 158,354-square-foot residential complex with more than five units at 6712 Heritage Grande, Unit 101 in Boynton Beach have been sold.

The total purchase price was $37,689,552, $238 per square foot. The units were built in 2007. 12575 Green Cay Farm BLVD FL Owner LLC sold the residential complex with more than five units to Palm Park FL Owner LP. The deal was closed on Oct. 5.

4. $37.5 million, apartment building at 1810 Woodland Circle

A sale has been finalized for the property at 1810 Woodland Circle in Vero Beach.

The price was $37,500,000. The units were built in 2003 and the living area totals 214,784 square feet. The price per square foot ended up at $175. Vero Beach Acquisition IV LLC sold the property to Vero Beach Leased Housing Associates IV LLLP. The transaction was completed on Oct. 16.

5. $32.5 million, property at 6458 Us Highway 129

A sale has been finalized for the property at 6458 Us Highway 129 in Live Oak.

The price was $32.5 million. The house was built in 2014 and the living area totals 20,657 square feet. The price per square foot ended up at $1,573. Getty Leasing Inc bought the property. The deal was closed on Oct. 9.

6. $28 million, store at 5560 Waterford District Drive

The sale of the store or retail outlet at 5560 Waterford District Drive in Miami has been finalized.

The price was $28 million. The home was built in 2021 and has a living area of 36,280 square feet. The price per square foot ended up at $772. Elysee Blue Lagoon LLC took over the store or retail outlet. The deal was finalized on Oct. 6.

7. $11.41 million, restaurant at 1090 Northeast 8th Street

A 3,955-square-foot restaurant at 1090 Northeast 8th Street in Homestead has been sold.

The total purchase price was $11.41 million, $2,885 per square foot. The house was built in 1958. 1090 NHB LLC acquired the restaurant from MMG Homestead LLC. The deal was closed on Oct. 5.

8. $11.4 million, auto dealership at 2360 North Military Trail

The vehicle sales and rentals business at 2360 North Military Trail in West Palm Beach has new owners.

The price was $11.4 million. The house was built in 1989 and has a living area of 43,969 square feet. The price per square foot ended up at $259. 2919 LLC transferred ownership of the vehicle sales and rentals business to 2360 Military Trail LLC. The deal was finalized on Oct. 6.

9. $9.71 million, service station at 6998 Eloise Loop Road

The sale of the full-service gas station at 6998 Eloise Loop Road in Winter Haven has been finalized.

The price was $9.71 million. The home was built in 2025 and has a living area of 5,760 square feet. The price per square foot ended up at $1,686. LHL Gins 4 LLC acquired the full-service gas station. The transaction was completed on Oct. 12.

10. $8.77 million, retail store at 21590 Us Highway 19 N

A 50,416-square-foot retail store or personal services shop at 21590 Us Highway 19 N in Clearwater has been sold.

The total purchase price was $8.77 million, $174 per square foot. The house was built in 1974. Kanes Furniture LLC transferred ownership of the retail store or personal services shop to OP LTD Clearwater LLC. The transaction was completed on Oct. 14.
