A property in Orlando that sold for $438 million tops the list of the most expensive commercial real estate sales in Florida over the last month.
In total, 924 commercial property sales were recorded in the area over the last month, with an average price of $4.38 million. The average price per square foot was $772.
The prices in the list below include commercial real estate sales where the title was recorded in March even if the property sold earlier.
1. $438 million, property at 3451 Golfview Drive
The property at 3451 Golfview Drive in Orlando has new owners.
The price was $438,000,000. The property was built in 1991 and has a living area of 36,068 square feet. The price per square foot ended up at $12,144. HR FSO LLC transferred ownership of the property to Orlando Owner LLC. The transaction was completed on Feb. 23.
2. $438 million, commercial property at 10100 Dream Tree Boulevard
A sale has been finalized for the commercial property at 10100 Dream Tree Boulevard in Golden Oak.
The price was $438 million. The house was built in 2014 and the living area totals 676,161 square feet. The price per square foot ended up at $648. Orlando Owner LLC acquired the property from HHR FSO LLC. The deal was finalized on Feb. 23.
3. $111.5 million, day care center at 11235 Metro Parkway
A sale has been finalized for the commercial day care or preschool at 11235 Metro Parkway in Fort Myers.
The price was $111.5 million. The building was built in 1985 and the area totals 19,116 square feet. The price per square foot ended up at $5,833. Chicos Retail Services Inc sold the day care center to 11215 Metro Owner LLC. The deal was finalized on Feb. 19.
4. $111.5 million, office tower at 11215 Metro Parkway
A 23,067-square-foot multi-story office building at 11215 Metro Parkway in Fort Myers has been sold.
The total purchase price was $111,500,000, $4,834 per square foot. The building was built in 1999. Propco HQ Holdco LLC and Sycamore Partners Management LP sold the office tower to 11215 Metro Owner LLC. The deal was closed on Feb. 19.
5. $111.5 million, office tower at 11215 Metro Parkway
The multi-story office building at 11215 Metro Parkway in Fort Myers has new owners.
The price was $111,500,000. The building was built in 1994 and has an area of 37,389 square feet. The price per square foot ended up at $2,982. Propco HQ Holdco LLC and Sycamore Partners Management LP transferred ownership of the office tower to 11215 Metro Owner LLC. The transaction was completed on Feb. 19.
6. $100 million, auto dealership at 305 North Semoran Boulevard
The sale of the vehicle sales and rentals business at 305 North Semoran Boulevard in Winter Park has been finalized.
The price was $100,000,000. The building was built in 1984 and has an area of 10,388 square feet. The price per square foot ended up at $9,626. UAG Realty LLC bought the auto dealership. The deal was finalized on Feb. 24.
7. $100 million, auto dealership at 5725 Major Boulevard
A 63,414-square-foot vehicle sales and rentals business at 5725 Major Boulevard in Orlando has been sold.
The total purchase price was $100,000,000, $1,577 per square foot. The building was built in 2018. UAG Realty LLC took over the auto dealership. The deal was closed on Feb. 24.
8. $100 million, auto repair shop at 245 Driggs Drive
A 74,841-square-foot auto repair garage at 245 Driggs Drive in Winter Park has been sold.
The total purchase price was $100,000,000, $1,336 per square foot. The building was built in 1982. UAG Realty LLC acquired the auto repair shop. The transaction was completed on Feb. 24.
9. $71.53 million, office tower at 1 News Place
A 40,038-square-foot multi-story office building at 1 News Place in Saint Augustine has been sold.
The total purchase price was $71,526,600, $1,786 per square foot. The building was built in 2001. KPI ST Augustine LLC acquired the office tower. The deal was finalized on Feb. 17.
10. $61 million, office tower at 3480 Main Highway
The multi-story office building at 3480 Main Highway in Miami has new owners.
The price was $61,000,000. The building was built in 2019 and has an area of 68,031 square feet. The price per square foot ended up at $897. Atlantic Gateway LLC took over the office tower from 3480 Main Highway LLC. The transaction was completed on Feb. 13.
