An office building that sold for $8.74 million tops the list of the most expensive commercial real estate sales in Raleigh over the last month.

Over the last month, a total of 10 commercial property sales were registered in the area, with an average price of $2.83 million. The average price per square foot was $233.

The prices in the list below include commercial real estate sales where the title was recorded in March even if the property sold earlier.

1. $8.74 million, office building at 3201 Spring Forest Road

A sale has been finalized for the office building at 3201 Spring Forest Road in Raleigh.

The price was $8.74 million. The building was built in 1983 and the area totals 31,230 square feet. The price per square foot ended up at $280. Spring Forest Holdings LLC bought the office building from Spring Forest Road NC LLC. The deal was closed on Feb. 24.

2. $7.99 million, supermarket at 9600 Strickland Road

The sale of the grocery store or supermarket at 9600 Strickland Road in Raleigh has been finalized.

The price was $7,990,000. The building was built in 1995 and has an area of 43,942 square feet. The price per square foot ended up at $182. GUI Harvest II LLC took over the supermarket. The transaction was completed on March 10.

3. $4.9 million, pharmacy at 3432 Edwards Mill Road

A 14,539-square-foot drug store or pharmacy at 3432 Edwards Mill Road in Raleigh has been sold.

The total purchase price was $4,900,000, $337 per square foot. The building was built in 2005. Husband & Wife LLC sold the pharmacy to Wayneridge Townes Associates LLC and WTW Associates LLC. The deal was finalized on March 3.

4. $1.44 million, auto repair shop at 2642 South Saunders Street

A 4,150-square-foot auto repair garage at 2642 South Saunders Street in Raleigh has been sold.

The total purchase price was $1,440,000, $347 per square foot. The building was built in 2001. Marcoff Car Care Center LLC transferred ownership of the auto repair shop to Coffmar Management LLC. The deal was closed on March 11.

5. $1.35 million, retail store at 3321 South Wilmington Street

The retail store or personal services shop at 3321 South Wilmington Street in Raleigh has new owners.

The price was $1,350,000. The building was built in 2004 and has an area of 5,400 square feet. The price per square foot ended up at $250. South Wilmington LLC bought the retail store. The deal was finalized on March 2.

6. $1.05 million, office building at 905 Jones Franklin Road

A 3,237-square-foot office building at 905 Jones Franklin Road in Raleigh has been sold.

The total purchase price was $1,050,000, $324 per square foot. The building was built in 1983. S&J Real Property LLC took over the office building from Lake Johnson Properties LLC. The transaction was completed on Feb. 19.

7. $900,000, office building at 3950 Blue Ridge Road

The sale of the office building at 3950 Blue Ridge Road in Raleigh has been finalized.

The price was $900,000. The building was built in 1996 and has an area of 2,420 square feet. The price per square foot ended up at $372. 3950 Blue Ridge LLC transferred ownership of the office building to Tech Park Development LLC. The deal was finalized on Feb. 25.

8. $785,000, commercial property at 400 Bryan Pointe Drive

A 39,179-square-foot commercial property at 400 Bryan Pointe Drive in Raleigh has been sold.

The total purchase price was $785,000, $20 per square foot. The home was built in 2020. Cecilie G. Lewis and Edward Hardy Lewis sold the property to Phelicia Ayna Cuthbertson. The transaction was completed on Feb. 19.

9. $750,000, office building at 5501 McNeely Drive

A 4,173-square-foot office building at 5501 McNeely Drive in Raleigh has been sold.

The total purchase price was $750,000, $180 per square foot. The building was built in 1987. SEY LLC sold the office building to Lochern Commons LLC. The deal was closed on Feb. 27.

10. $410,000, residential complex at 214 Loft Lane

The sale of the garden or court apartment house with more than 5 units at 214 Loft Lane in Raleigh has been finalized.

The price was $410,000. The units were built in 1975 and have an area of 9,182 square feet. The price per square foot ended up at $45. 214 Lofts LN LLC transferred ownership of the residential complex to Nia Michelle Nelson. The transaction was completed on Feb. 20.
