An office building in Palm Beach that sold for $86 million tops the list of the most expensive commercial real estate sales in Florida over the past week.
During the past week, a total of 161 commercial property sales were registered in the area, with an average price of $4.35 million. The average price per square foot was $574.
The prices in the list below include commercial real estate sales where the title was recorded during the week of Sept. 7 even if the property sold earlier.
1. $86 million, office building at 125 Worth Avenue
The sale of the office property at 125 Worth Avenue in Palm Beach has been finalized.
The price was $86 million. The home was built in 1974 and has a living area of 49,401 square feet. The price per square foot ended up at $1,741. 125 Worth LLC sold the office property to 125 Worth PB LLC. The deal was finalized on Aug. 13.
2. $80.81 million, apartment building at 1400 East Mowry Drive
A 408,392-square-foot property at 1400 East Mowry Drive in Homestead have been sold.
The total purchase price was $80,810,500, $198 per square foot. The units were built in 2002. 1400 E Mowry Drive FL Owner LLC transferred ownership of the property to Monterey Pointe FL Owner LP. The transaction was completed on Aug. 24.
3. $62.3 million, office building at 3250 Mary Street
A 132,295-square-foot office property at 3250 Mary Street in Miami has been sold.
The total purchase price was $62.3 million, $471 per square foot. The house was built in 1982. Mary Street 3250 LLC acquired the office property from 3250 Mary LLC. The deal was closed on Aug. 19.
4. $50 million, store at 625 Southwest 1st Avenue
A 6,190-square-foot store or retail outlet at 625 Southwest 1st Avenue in Miami has been sold.
The total purchase price was $50 million, $8,078 per square foot. The home was built in 1953. 99Sw7 Holdings LLC transferred ownership of the store or retail outlet to Brickell River Owner LLC. The deal was finalized on Aug. 19.
5. $50 million, office building at 66 Southwest 6th Street
The office property at 66 Southwest 6th Street in Miami has new owners.
The price was $50 million. The house was built in 1951 and has a living area of 10,574 square feet. The price per square foot ended up at $4,729. 99Sw7 Holdings LLC sold the office property to Brickell River Owner LLC. The transaction was completed on Aug. 19.
6. $24.5 million, parking lot at 11905 Southwest 128th Street
A sale has been finalized for the parking lot at 11905 Southwest 128th Street in Miami.
The price was $24.5 million. Miami Turnpike Realty Company LLC took over the parking lot. The deal was closed on Aug. 19.
7. $24 million, auto repair shop at 16845 Northwest 57th Avenue
A 62,804-square-foot auto repair garage at 16845 Northwest 57th Avenue in Opa Locka has been sold.
The total purchase price was $24 million, $382 per square foot. The house was built in 1976. Lakes AFL RE LLC acquired the auto repair garage. The deal was finalized on Aug. 19.
8. $17.3 million, store at 3900 Biscayne Boulevard, Unit COMM
The store or retail outlet at 3900 Biscayne Boulevard, Unit COMM in Miami has new owners.
The price was $17.3 million. The home was built in 2019 and has a living area of 25,504 square feet. The price per square foot ended up at $678. JBL Quadro Collection LLC and JBL Quadro Collection Dolce LLC bought the store or retail outlet. The transaction was completed on Aug. 20.
9. $17 million, shopping mall at 4516 West 12th Avenue
A sale has been finalized for the regional shopping mall with anchor tenants at 4516 West 12th Avenue in Hialeah.
The price was $17 million. The house was built in 1978 and the living area totals 41,665 square feet. The price per square foot ended up at $408. Twin Towers C-REV LLC took over the regional shopping mall with anchor tenants. The deal was closed on Aug. 19.
10. $13.89 million, car wash at 15256 Fishhawk Boulevard
A 3,704-square-foot car wash business at 15256 Fishhawk Boulevard in Lithia has been sold.
The total purchase price was $13.89 million, $3,750 per square foot. The home was built in 2024. WWS Fishhawk LLC and LCW Woodies Portfolio i TIC LLC took over the car wash business from WWS 21 021 Fishhawk LLC. The transaction was completed on Aug. 26.
